WDIR / Termite Inspections for Connecticut Home Buyers: A Realtor's Guide

If you're buying a home in Connecticut — or representing a buyer — odds are a termite inspection is going to come up before closing. The formal version is called a WDIR (Wood Destroying Insect Report) , and it's one of the most common pre-purchase inspections we run at ProSource Pest Solutions. Here's what realtors and buyers in Cheshire, Southington, Watertown, and the broader Hartford / New Haven corridor should know.

What Is a WDIR?

A WDIR is a standardized inspection report — usually the NPMA-33 form — documenting visible evidence (or lack of evidence) of wood-destroying insects in a property. That includes:

  • Subterranean termites (the most common WDI threat in CT)
  • Powder post beetles
  • Carpenter ants
  • Carpenter bees
  • Old house borers

The form notes any active infestation, evidence of past activity, and conducive conditions (like wood-to-soil contact or moisture problems) that could lead to future issues.

When Is a WDIR Required?

WDIRs are typically required by lenders on:

  • VA loans (always required)
  • FHA loans (often required, especially in higher-risk regions)
  • USDA loans
  • Conventional loans where the inspector or appraiser flags concerns

Even when not required by the lender, many buyer's agents recommend a WDIR for any home over 15–20 years old, or any property with wood near grade.

What Does It Cost?

Our current rate is $159.53 (includes tax). It's a pay-to-release inspection — meaning the report is delivered after payment is received. We accept prepayment by phone or email link before the inspection, which keeps closings moving on schedule.

How Fast Can We Get Out There?

For homes in our 15-mile service area — Southington, Cheshire, Wallingford, Farmington, Avon, West Hartford, Waterbury, Watertown, Wolcott, and surrounding — we can usually schedule within 24 to 48 hours. We also work with realtors to coordinate same-day timing with septic inspections, home inspections, or other pre-close evaluations to minimize trips for the seller.

What Realtors Should Ask Their Buyer

To get the WDIR scheduled cleanly, your buyer (or you on their behalf) will need to provide:

  • Full property address and zip code
  • Year the home was built (useful for our technicians)
  • Closing date and target inspection window
  • Whether the seller has agreed to access — and key/lockbox info if applicable
  • Contact info for both the buyer and listing agent
  • Email to send the prepayment link and final WDIR PDF

What Happens If We Find Something

If the WDIR comes back with active termite or other WDI activity, you have options as a buyer:

  1. Request the seller treat before closing (most common)
  2. Request a credit and arrange treatment after closing
  3. Walk away from the deal if your contract allows
