Renters and Pest Control: Why Landlord Approval Matters
If you're renting in Waterbury, Hartford, Manchester, or anywhere in Connecticut and you've noticed pests, the first thing you probably want is for someone to come fix it — today. We get it. But when you call ProSource Pest Solutions (or most reputable pest control companies) for service at a multi-family rental, the first question you'll hear is: "Are you the owner or a tenant?"
If you're a tenant, we'll usually need landlord approval before we can treat. Here's why — and what you can do to move things along.
Why We Can't Just Treat Your Unit
It comes down to three things:
1. Pests Don't Respect Unit Walls
In a multi-family home, treating only one unit drives pests into the next unit instead of solving the problem. Roaches, mice, and bed bugs travel through shared walls, plumbing chases, and electrical penetrations. Whole-building treatment is the only effective approach.
2. The Owner Holds the Service Agreement
Pest control work is governed by a service contract that includes liability coverage and guarantees. Only the property owner — not a tenant — has legal authority to enter that contract for the property.
3. Connecticut Law Generally Makes Pest Control the Landlord's Responsibility
Under CT habitability standards, landlords are generally required to provide a unit that is "fit and habitable," and pest infestations not caused by the tenant typically fall under that umbrella. Calling the landlord isn't asking a favor — it's invoking your right to a habitable rental.
What You Can Do Right Now
Step 1: Document the Problem
Take photos and short videos with timestamps. Note where you're seeing the pests and how often. This protects you and gives your landlord (and any potential pest control company) something concrete to work from.
Step 2: Notify Your Landlord in Writing
Email or text is fine — anything dated. State the issue, attach photos, and ask them to arrange professional pest control. A written record matters if the issue escalates.
Step 3: Give Them Our Number
If your landlord doesn't already have a pest control company, give them ours. We can set up service with them directly in most CT towns within a 15-mile radius of Southington — Waterbury, Wolcott, Manchester, Cheshire, Farmington, Watertown, and beyond.

Step 4: Follow Up Within 7 Days
If you don't hear back, follow up in writing. CT has specific procedures for tenants whose landlords fail to address habitability issues, including local health department complaints. We don't give legal advice, but documentation is your best tool.

Are There Exceptions?
Sometimes. If you own a condo or co-op with full authority over your unit, you can typically contract directly. Single-family rentals can be different too — but the landlord is still usually the right starting point because they pay for the service and need to know about ongoing issues.
For Landlords: Why It's Better to Get Ahead of It
If you own rental property in CT, having a pest control company on call is cheaper than handling complaints reactively. A quarterly maintenance program runs about $53/month after a $275 setup — far less than turnover costs from a tenant moving out because of pests.
