How Acreage Affects Tick & Mosquito Pricing (and What's Included)

One of the most common questions we get when homeowners in Southington, Cheshire, Watertown, and the surrounding 15-mile radius call us about tick and mosquito control is: "How much does it cost?" The honest answer: it depends on the size of your property. Here's exactly how we price it and what you get for the money.

The Short Version: Pricing Starts at $90/Month

For most residential properties between a half-acre and one acre, monthly tick and mosquito treatment starts at $90 plus tax ($95.72 total). Smaller properties may be less; larger or heavily wooded lots cost more. The price covers one treatment per month from April through October.

Why Acreage Drives the Price

Tick and mosquito treatment isn't a single spray on the lawn — it's a coverage job around the perimeter of your property, the mulch beds, the bushes, the tree lines, and any other transition zones where these pests breed and hide. The more land you have, the more product, time, and equipment we need to do it right.

We don't price by square foot of grass; we price by overall property acreage because that's what determines how much treatable perimeter you actually have.

What's Included in a Monthly Visit

Every monthly treatment includes:

  • Perimeter spray around the home's foundation
  • Treatment of mulch beds, shrubs, and ornamental plantings where ticks and mosquitoes rest
  • Tree-line and wood-edge application — critical for properties bordering forest or brush
  • Standing-water inspection for mosquito breeding sites (and recommendations to fix them)
  • Service report emailed after each visit

You don't have to be home for the appointment as long as the yard is accessible and pets are inside. A technician will note any issues — gates, dogs, water features — for the next visit.

What's Not Included

To be upfront:

  • We do not spray your lawn. The chemicals would damage the grass and ticks/mosquitoes don't live in it anyway.
  • Flea treatment is separate. Yard fleas require a different product and protocol; pricing starts at $600 for the house and yard with a six-month guarantee.
  • Indoor pest control is a different program (our quarterly Total Pest Package).

Can You Cancel If You Don't See Results?

Yes. We require a service agreement for insurance coverage, but you can cancel any month if you don't want service that month — just call us. We back our work with a money-back guarantee (details in the contract).
